📝 Cancellation Policy

We keep things fair, transparent, and drama-free. Here’s how cancellations work:
📅 Within 72 Hours of Booking
Changed your mind? Totally fine. You’ll get a full refund, minus processing fees (those companies take their cut whether we like it or not).
📅 After 72 Hours — ALL Payments Become Non-Refundable
Once you pass the 72-hour mark, any deposits or payments you’ve made are NON-REFUNDABLE, even if your arrival date is more than 60 days away.
Your dates are officially reserved, blocked on the calendar, and the owner begins preparing the home for your stay.
📅 Final Payment at 60 Days Before Arrival
Your final payment is due 60 days before check-in. And just like the deposit… this payment is 100% NON-REFUNDABLE.
No exceptions. No loopholes. No tragic monologues.
💸 Custom Offers & Custom Bids
Snagged a discount? Amazing. But just like concert tickets and thirst-trap bikinis on sale: Promotional bookings are ALWAYS 100% NON-REFUNDABLE.
⚠️ Processing Fees
Stripe, PayPal, VRBO, Airbnb—your favorite payment processors don’t refund their fees. So unfortunately, processing fees are ALWAYS NON-REFUNDABLE, even if the booking itself is eligible for refund.
🤝 Good News: Some Owners Are More Flexible Than Others
Every owner is different. Some are strict, some are chill, and some will bend like a palm tree in a storm.
If you need to adjust dates or reschedule, let us know ASAP. We’re always happy to reach out to the owner to see if there’s wiggle room before resorting to a full cancellation.
🌍 Travel Insurance: Highly, HIGHLY Recommended
Life happens. Flights get delayed. Kids get sick. Hurricanes decide to make an appearance. We strongly recommend purchasing Rental Guardian Travel Insurance, which will be available for you to add during the booking and payment processing section.
It protects your trip, your money, and your peace of mind better than any cancellation policy on earth. Seriously—buy the insurance. Future you will send present you a thank-you drink.
💳 Deposit Policy (a.k.a. “Secure Your Spot, Honey”)
50% deposit due at booking. Remaining 50% due 60 days before arrival. We’ll send reminders so you never miss a payment or lose your reservation.
🔐 Damage Policy (A.K.A. “Be Cool, and We’ll Be Cool”)
We keep this simple: We love our properties (and guests), and you will too—so please treat it like that one friend’s house you’re scared to spill wine in.
💳 Option 1: The “I’m Responsible, I Swear” Refundable Hold
We place a temporary 12.5% hold based on your total booking. If you leave the house just as cute as you found it, this hold is released within 72 hours after checkout.
🛡️ Option 2: Damage Waiver (Because Life Happens)
Don’t want a hold? No problem. You can purchase a Damage Waiver that covers accidental “oopsies” up to $1,500. Spilled margarita? Covered. Knocked something over? Covered. (Just keep it accidental—chaotic energy isn’t included.)
💥 Option 3: Big Damages = Big Responsibility
If damages exceed the $1,500 waiver coverage, the card on file will be charged for the balance. We’ll always send full documentation—photos, receipts, timestamps—because transparency is sexy.
⏳ 72-Hour Fairness Rule
Both you and we have 72 hours after checkout to report or dispute damages. So speak up quickly if anything feels off. We’re here to be fair, not fierce.
